1. Hire a Certified Professional Building Designer

Advantages
Certified Professional Building Designer, also often called Home Designers, do hold a certificate that requires completed coursework and experience in the field. They are usually less expensive then an architect.  Certified Professional Building Designers typically specialize in designing homes, so if you are looking for someone to help you with a new home they may be a good fit.

Disadvantages
Home Designers do not have the same level of education as architects.  The plans that are able to produce are often traditional and simple, because they do not usually have the skills or training to produce a truly unique and complex design.  In order to achieve a higher level of complexity and originality you will  most likely need to hire an architect.

2. Buy Stock Plans

Advantages
Less expensive then customized plans for your piece of property, needs and wants. They are available immediately and do not require the painstaking process of designing a project from scratch.

Disadvantages
The plans do not take into account the unique attributes of your piece of property.  The plan is not customized to you lifestyle and needs. They may not optimize the possibilities for you piece of property.
